ELINES & LIMITING CONDITIONS
The receivership estate (the “Estate”) of Synrgo, Inc. is currently the subject of a receivership proceeding in the Superior Court of the State of California for The County of Orange (the “Court”), Case No. 30-2021-01201461-CU-BC-CJC. The Property, commonly known as 590 W. Lambert Road and 595 Vanguard Way, City of Brea, County of Orange, State of California, which is the property of the Estate, is being sold subject to Court approval by and through Douglas Wilson, solely in his representative capacity as court appointed receiver (the “Receiver”). The Receiver has hired Jones Lang LaSalle Brokerage, Inc. (“JLL”) and the Douglas Wilson Companies (“DWC”) as the exclusive marketing agents for the Property (the “Brokers”).
Managed-bid deadline format via court-appointed Receiver. Properties to be sold vacant and in their as-is, where-is condition with all known and unknown faults and defects
All offers to be submitted on or before September 23, 2021.
Tours & Inspections
The Property will be held open for prospective purchasers to tour and inspect on the following dates:
9am – 4pm, Wednesdays, August 18th, 25th
9am – 4pm, Wednesdays, September 1st, 8th, 15th, 22nd

Co-Op Brokerage Fee
There is a co-op broker fee of two percent (2%) of the purchase price. This fee is offered to a broker representing a buyer whose purchase is approved by the Court and who closes escrow on the Property.
Qualified Minimum Bid
Only qualified bids (“Qualified Bids”) will be entertained. A Qualified Bid means a bid submitted by the Bid Deadline that meets a minimum of the following criteria:
Any sale of the Property must be approved by the Court, which approval shall be a precondition to closing.
The sale will be subject to overbid by other qualified bidders in accordance with overbid procedures to be established by the Receiver and approved by the Court.
The Receiver in his sole and absolute discretion may consider any other criteria he deems relevant as to whether a bid is a Qualified Bid. Further, the Receiver may at any time and for any reason accept, reject, or counter any offer. The Receiver, at his sole discretion, may at any time and for any reason, elect to not sell the Property.
